“We Buy Any House” – Could the Claim Actually Be True?

You’ve probably heard the ads on your favourite podcast or seen them on tele. They always claim the same thing: “We Buy Any House.” The claim itself, though, doesn’t make sense. Why would any real estate investment company buy a house when so many homes in the UK have real problems like dampness or subsidence? Do those companies that claim to buy anything actually buy any house in the UK? The answer is a bit complex.

A Closer Look at the Companies

The companies that advertise “We Buy Any House” are cash home buying companies looking to invest in properties throughout the UK. When you contact these kinds of companies, they make you a basic offer based on where your home is located and its details (the number of bedrooms, bathrooms, and the overall size of the home). If you’re interested in the basic offer, they then come in and do a more detailed evaluation of the home. They let you know exactly what their final offer might be, and then the two of you exchange contracts (as you would in a traditional sale) and set a day of completion. Once you reach the day of completion – often as little as seven days later – you get the cash for your house and they walk away with the keys to the home.

There are many reasons these companies look to buy houses fast for cash. One reason is that they intend to renovate the property, and then sell it at a higher price than they originally paid for it. Because the property market is looking for specific kinds of houses, this can be a fairly lucrative option for many companies today. If they can acquire a property for just 75% of the value, and then spend a few thousand pounds on renovation costs, they may be able to sell it for something like 150% of the value and make quite a bit of money in the process.

Another reason many of these companies buy homes is to renovate them, and then rent them to tenants. In some cases, a single home can be renovated into two or three rental units. In others, the home will be renovated to provide a space for a single family. Either way, by paying less than market value, then the cost of the renovations, the home’s rental price will be a long-term stream of income for the company itself.

Are There Scams Among These Companies?

Not every “We Buy Any House” company you see is legitimately offering you a good deal. Some companies make fraudulent offers and create real issues for sellers. Fortunately, there are ways to tell good companies from problematic ones. Here are a few things to consider as you work to choose the right company to meet your needs.

  • Avoid working with companies that ask for an upfront payment of any kind. Remember, you’re the one selling your home. You shouldn’t have to pay to sell your home.
  • Don’t consider working with a company that lists a cancellation or withdrawal fee in the paperwork. Until the formal exchange of contracts, you’re not legally locked into any home sale deal.
  • Companies that ask you to sign a “lock-in contract” or an RX1 form are not looking out for your best interests. Their goal is to make sure that you are legally required to sell your house to them no matter how the deal changes down the road.
  • Walk away from any company that claims to offer nearly 100% of market value for your home. These companies can only make a profit if they offer at least slightly less than market value, so while you’re going to get less for your home, you’re also going to get the quick sale you want. Any company that claims to be able to offer more than that is simply lying to get you to sign a contract.

Should I Use One of These Companies to Sell My House?

If you’re in a hurry and you don’t mind taking 75% or less of the market value for your home, this is a great way to sell your house fast. If, however, you have some time to spare and you’d like to wait for the full market value for your home, you may want to work with an estate agent instead.

How to Make Guests Feel Welcome in Your Guest Bedroom

If you have room for a guest bedroom in your home then you are lucky enough to be able to welcome guests for a long weekend or have family stay over for extended periods of time. Here are some great ways to make your guests feel especially welcome when they stay with you.

Have a Comfy Bed

The most obvious thing is to provide a comfy bed and mattress for them to sleep on. Keep the decor neutral, so perhaps opt for a white bed frame and a memory foam mattress. Of course, clean and cosy bed linen is a must. Go for extra pillows and blankets so that they really do have everything they need for a good night’s sleep. If it’s going to be warm, perhaps offer an extra sheet they can use instead of a duvet.

Let Them Relax

Whilst they are here to visit you and spend time with you, it’s also important to let your guests have some time and space to themselves away from the rest of the household. Provide Forgotten Essentials

Provide a basket of any toiletries they might have forgotten to pack, saving them a trip to the shop or having to ask you. Entertain Them

If your guests might wake early and get up before you, be sure to leave them with a stack of your favourite books so that they have something to keep them entertained or even some new magazines left on the bedside table. If you have room, you might wish to provide a small TV in the room so that they can watch it in bed. It is also a good idea to have a little note with the Wi-Fi password so that they have easy access to the internet whilst staying with you and are not using all their data.

Tea & Coffee Station

If you have room on a little side table, it would be a good idea to provide them with a kettle, and a little stash of tea bags and some coffee. That way they can enjoy a morning brew first thing without disturbing the rest of the household or have a drink before bed. Some bottled water is also going to be much appreciated as some people like to take a drink to bed with them.
